This contemporary factory outlet retail center contains approximately 120 separate tenant spaces distributed along a pedestrian oriented exterior promenade. At the center of the project is a public plaza containing an indoor/outdoor food court. This pedestrian open space connects all of the tenant suite entrances and is comprised of a series of interconnected “corner courts” and “mid courts”. The challenge to this project was to develop a cost effective design solution that covered substantial areas of the pedestrian promenade and food court spaces due to local weather conditions yet allow as much natural light as possible. The architecture for the project sought to create a “Northwest” feel through the use of natural raw wood and colors that contrast the continual overcast and cloudy skies. The solution was to use efficient, tilt-up concrete, rectangular buildings with independent fabric tensile structures covering the pedestrian promenades. Accent areas on the project were “layered” with single sided structures that were finished with cedar slats, metal panels and local rock to provide a natural feeling element to balance the contemporary look of the center. The use of colors taken from the local flora, fauna, sky and earth reinforced the “northwest” feel of the center. The project’s hardscape design reinforces the courtyard theme based upon natural elements like the moon, sun, river, ocean, granite and forest.
