La Vista

Located half a mile from the South Hayward BART Station, La Vista Apartments proposes a new paradigm of organic, sustainable development for the foothills of the City of Hayward. The Transit Oriented program combines high quality yet affordable workforce housing, with the new La Vista Hayward school and the highly anticipated neighborhood park area to its North. The proposed 180 units, more than 50% of which are 2 and 3 bedroom units, are distributed over two highly efficient, 5-story modular buildings, one of which will house the entirety of La Vista School’s Pre-K program on its ground floor.

The pedestrian friendly site plan focuses on separating vehicular and pedestrian traffic, while satisfying on-site parking and drop-off requirements for both permanent and transient users with the least possible site grading impact. The multi-faceted masses of the buildings are modulated with projections and insets that create variety, attenuated by the sensitive yet contemporary use of color and finishes. Visual diversity is promoted through the rhythmical alteration of fenestration, both in type and placement.
