Transforming the site of a vacant K-mart building, this new development delivers an elevated urban design solution featuring a contemporary interpretation of mid-century modern architecture.  The project includes three, four-story buildings comprising 300 market-rate apartment units marketed toward young professionals in this emerging region in Riverside, CA. The design is accentuated by a simple neutral color scheme, with white frames juxtaposed with dark accents. The main driveway permeates the buildings from Iowa Avenue, directing residents to the amenity core. Enriching amenities in this community include a pool and outdoor recreation space with areas for dining and lounging, advanced co-working spaces, a fitness center with an open second story mezzanine, and a state-of-the-art club room. Extended amenity space for gathering and entertainment is integrated on two rooftop decks overlooking Iowa Avenue. Located at the ground level, a 1,400 square foot café and outdoor patio will activate the streetscape and enhance pedestrian connections to the surrounding community.
